Getting your house ready to sell
October 8, 2021According to a recent report from the Economist Magazine, Irish homeowners can expect the property market to grow considerably again this year and at near “Celtic Tiger” levels. It found that that, “adjusted for inflation, house prices rose by 5.4 per cent in the 12 months to January 2021, up from 2.2 per cent a year earlier.”
If Irish homeowners are trading down or moving on, it is currently a sellers’ market and an optimal time to maximise the value in their homes. To achieve top of the market price, however, there are a few things that should be considered, according to the experts.
Steps in getting your house ready
The first task is to find a listing agent that suits you, agree a sale price and agency fees. Once this is done, the focus shifts to the house and how it is presented to potential buyers.
The advice here, is to begin with a deep clean. Then, ensure that all the lights are working and turned on to give the impression of space and light (during presentation) while also ensure that those little bits that are broken or worn are repaired and a touch up of paint is added to any areas that need it.
However, one of the most important pieces of advice consistently given by the experts is that house sellers should depersonalise and declutter. The logic being that potential house buyers will want to see space and lots of it and imagine the house being a home, with their belongings in there.
“Staging” and Declutter
Decluttering and organizing your space will go a long way in appealing to potential buyers. When a home is clutter-free, buyers are able to focus on the actual home instead of on the personal items and overflowing closets.
While the house is in “staging” mode and open for viewings, but you are still living there, it can be difficult to manage the process. The idea of staging is for buyers to imagine themselves living in your house and that’s quite difficult to do when your holiday photos are still on the living room walls.
For this reason, renting a temporary storage unit before selling your home can be very cost effective and beneficial. Having a self-storage unit nearby will give you somewhere to temporarily place all of your extra stuff when staging and showing the home.
By keeping non-essential items in a storage unit during this period, you know that they are safe and ready for the next move, whenever that takes place. Renting a storage unit is simple and flexible and can be rented on a monthly basis and you have the option of moving out of the storage unit with a weeks’ notice.
Clutter includes family photos, collections, travel items, and keepsakes. It’s hard for a buyer to imagine their things in the space with your items in that space.
